  • Designed to minimize massing and transition from our neighbors to higher density along Stevens Creek the residential building facing Albany alternates from 2 levels to 5 levels above grade at the street edge. The Albany building face steps back away from the street at levels 6 and 7, then further pulls away from Albany and the central promenade at level 8. The residential building rises to 8 levels and maintains its height between the two residential buildings. The building is setback approximately 13 feet from the property line along Albany, exceeding the city requirement of 10 feet.
  • The mixed-use residential/retail building facing Stevens Creek will be 8 levels above grade and 1.5 levels below grade.  The proposed building incorporates ground floor retail for the majority of the street frontage along Stevens Creek and wraps into the central promenade.
  • The height of the residential buildings is approximately 84 feet to the top of the roof with varied parapet heights projecting above to create articulation at the roof line. The building heights comply with the approved Stevens Creek Urban Village plan.
  • 788 total residential parking spaces and 50 retail parking spaces are proposed.  This is composed of 727 spaces for residential market rate apartments (1.47/unit), 60 spaces for the affordable apartments (.69/unit), and 50 retail spaces. The retail parking meets city requirements and the residential parking substantially exceeds the requirements under the Stevens Creek Urban Village Plan which would require this project to provide 425 residential stalls.
  • The residential structures will achieve a Green Point Rating of 80-109.
